FOR BUYERS: 
When I see a listing on Trulia, Realtor.com or Zillow, should I contact the agent on the website to make an appointment to see the property?
Those websites sell “ad space” to realtors.  Many times, the agent you see on the website is not the actual listing agent.  In reality, the best way to go about finding your dream space is to select an agent you feel comfortable working with.  Remember, the listing agent is working for the seller.  When searching for your new home, you want to be represented by the Realtor of your choice.

Is it appropriate to use multiple Realtors when searching for a home?
No, Realtors build their businesses on relationships.  When they begin to search, find, and show listings to prospective buyers, they have invested a considerable amount of their own time and resources.  Remember, unless you have entered into a Buyer's Agency Contract, a realtor is working on behalf of the seller.

How do I go about finding a realtor?
Identifying a personal agent who will represent your interests is a constructive way to search for and locate your new property. 
This strategy assures you have someone to represent YOUR interests, simplifies the process and keeps it moving in the right direction.

  • Ask friends, family and other professionals for referrals
  • Interview several agents
  • Check out their reviews and testimonials
  • Choose a realtor who is local, full time and busy, but not TOO busy
  • Find someone who is tech-savvy with a solid online presence
  • Search realtors on the web for reviews
  • Find someone you resonate with
 
What is the process you use to search for my perfect space?
We designed a questionnaire to help identify your wants and needs for your new home.  Once you determine the items on your wish list, we will prepare and save an online search in our MLS (multiple listing service) that will meet your specific requirements. When a new property comes on the market, an email will be generated for you.  When you see something you like, we will build a tour and go out for a look~see.  In addition to that, we visit brokers open houses, public open houses and have a tight network of colleagues who regularly share information about their inventory.

Who pays for an agent? 
Seller pays the commissions.  Landlords pay for rental commission.  Buyers do NOT pay the agent.
